Land Tips-Facts for a Comparative Market Analysis  
   When considering a land purchase consider a few basic facts and Know what you are buying!

Land Use- Zoning and government code would be essential when determining the right purchase. 
Government ordinances, codes and permitting requirements intended to make the private use of land and natural resources conform to policy standards. "Zoning"  Be sure the land you select meets your needs and requirements. 


Know basic terms- Range is a division of land in the government survey, being a six (6) mile row running North and South.

Section- A section of land is a division or parcel on a government survey, comprising a one mile square-640 acres.

One Acre- Equals 160 rods (Rods are a unit of linear measure that equals 16 1/2 feet) or (43,560 sq. feet) in any shape.

American Land Title Association (A.L.T.A.)- Is an organization composed of title insurance companies, which adopted certain insurance policy forms on a national basis. Certain buyers, i.e schools, government, medical offices would require this survey. 

Basic Land Corner-This is a standard 4 corner survey.

Boundary- A separation, natural or artificial, which marks the division of two contiguous properties.

Comp-arables- Properties that are similar to the one being sold or appraised.

Easement- A right created by grant, reservation, agreement, prescription, or necessary implication, which one has in the land of another. It is either for the benefit of land (appurtenant), such as right to cross A to get to B, or "in gross", such as a public utility easement.

Residential:
R1:              
One Family dwelling
RW1:            
One-Family residential waterway zone
RW2:           
Two-Family residential waterway zone
R2:              
Two -Family dwelling / or two one family dwellings on one parcel or lot.
RD2:       
Restricted density
RD3-RD6       
Restricted density multiple dwelling zone/ two family dwellings, apartment etc. 
R3:              
Multiple Dwelling/ apartments/ condos same uses as R2
R4:              
Multiple dwelling/ same use as R3 uses/ can have schools, churches & motels.
R5:              
Multiple dwelling/ same as R4 uses/ can have clubs, hospitals, lodges & sanitariums.

Manufacturing:
MR1:           
Restricted Industrial/ limited commercial and manufacturing uses. Hospitals, clinics, sanitariums  and limited machine shops.
MR2:           
Restricted Light Industrial/ Additional industrial uses combined with MR1/ Mortuaries, and agricultural.
M1:            
Limited industrial/ same as CM uses. Limited industrial and manufacturing uses.
M2:            
Light Industrial/ same as M1 uses. additional industrial uses. Storage yards, all kinds of animal keeping, No "R" zones uses.
M3:             
Heavy Industrial/ same uses as M2. Any industrial uses. Nuisance type must be 500 feet from any other type of zoning.

Commercial:
CR:             
Limited Commercial/ clubs, motels, churches, schools, business & professional offices. Parking Areas.
C1:             
Limited Commercial/ Local retail stores, offices and business, hotels, limited hospitals and clinics. Parking areas.
C2:             
Commercial/ retail businesses with limited manufacturing, auto services stations and garages, retail contractors businesses, churches and schools. 
C4:
Commercial/ same uses as C2 with exceptions such as auto service stations, amusement enterprises, contractors businesses, second-hand businesses.
C5:
Commercial/ same uses as C2, limited floor area for light manufacturing of the CM zone type.
CM: 
Commercial Manufacturing/ wholesale business storage buildings, limited manufacturing, same uses as C2 except for hospitals, schools and churches.

Agricultural:
A1:
One-family dwelling, park, playgrounds, community centers, golf courses, truck gardening, extensive agricultural uses.
A2:
Agricultural/ same uses as A1.
RA:
Suburban/ Limited agricultural uses. 

Always check and confirm zoning, restrictions and use with county and local government.
